US stock indexes rose slightly on Friday, but lodging stocks were mixed with SOND surging 23% after a downgrade of Park Hotels & Resorts by ISI Evercore Group. Chicago broke hotel occupancy records last weekend thanks to Taylor Swift concerts and other events, generating more than $39 million in hotel revenue. Marriott International announced its first-ever all-inclusive resort in Cancun, expected to open in 2024, and JW Marriott Mexico City completed renovations of its guestrooms and suites, with more upgrades to come by 2023.

The Hotel Business Is Good. Financing Is the Question Mark

Hotel industry experiences mixed stock market performance, with DJIA rising while NASDAQ and S&P 500 show declines. Renovations and upgrades abound, with notable projects including the multimillion-dollar renovations of Houston Marriott South and Homewood Suites by Hilton New Orleans. Marriott International, Sonesta International Hotel Corporation, and Pyramid Global Hospitality , announced plans for expansion and introduced new brands in different locations, including Latin America, Canada, and several U.S. states. Accor highlighted the progress of its branded residences business, with numerous projects under development worldwide, including Dubai, Australia, and South Korea. The Plasencia Group facilitated the sale of The Westin Tampa Bay, and Dan Hansen returned from retirement to lead Hyatt's new mid-market extended-stay brand, Hyatt Studios, with a significant development pipeline.

Choice Is Pursing Wyndham

The big news was a rumor with the Wall Street Journal reporting Choice Hotels is making a move to acquire Wyndham Hotels & Resorts . Truist upped their price target on Hyatt Hotels to $149 from $145. This follows H’s Investor Day and the tours of Apple Leisure Group resorts. Pebblebrook Hotel Trust gave their monthly update saying for 2Q23, overall demand and profitability trends continue to remain within expectations .

CBRE Raises Hotel Performance Forecast for 2023

STR reported US RevPAR for the week ended May 13 was down -1.3% year over year, possibly impacted by Mother’s Day timing. CBRE is again raising its forecast for hotel performance this year . The company has revised its forecast for 2023 RevPAR to $97.89, up 6.0% YOY and an increase of $0.43 from its previous forecast. Hilton announced the opening of Canopy by Hilton San Francisco SoMA .

Marriott Blows Past Analyst Expectations

Marriott International blew away estimates and like Hilton , reported a great earnings report on a not-so-great day in the market. Ashford Hospitality Trust reported 1Q results, more or less in line with expectations on the hotel level. Marriott, Hilton and IHG continue to dominate the U.S. hotel construction pipeline according to the recently released United States Construction Pipeline Trend Report from Lodging Econometrics.

Marriott Officially Adds Its 31st Brand City Express

Marriott International, Inc . said Monday it had completed its acquisition of the City Express brand portfolio from Hoteles City Express, S.A.B. de C.V. A solid beat and raise was repeated over and over again today by analysts when commenting on Park Hotels & Resorts’ earnings report. Vacasa Inc. has become the second new-age lodging SPAC to receive notice from Nasdaq that if they don’t get their stock price above $1, they could be delisted .

Market Ignores Hilton's Stellar Quarter

Hilton kicked off earnings season with solid results. You could not get much better than Hilton’s with a solid beat. Travel + Leisure beat expectations, bought back $102 million worth of stock and gave out more in dividends than expected. The stock went down. Sonder has become the first of the SPACs that are either penny stocks or close to it, to receive a deficiency notice from their trading exchange.

Hotel Construction Declines Worldwide

According to the latest STR U.S. bubble chart update , for the four weeks ending April 15, recovery growth across a range of industry indicators took a small backstep, with occupancy falling from the prior month. Each of the four world regions showed a year-over-year decline in hotel construction activity , with Asia Pacific coming closest to its 2022 comparable, according to March 2023 pipeline data from STR. The Hospitality Asset Manager Association released the results of its Spring 2023 Industry Outlook Survey .
